For many construction projects, a General Contracting approach is the
traditional project delivery method executed through a Stipulated Sum
Contract - also known as a Lump Sum Contract. The value of the contract
is a total or “Lump Sum” price carrying each trade for the full
construction works.
This price is totalled on a complete set of construction drawings and
specifications. Column Erect, as the main contractor, becomes
responsible for all scope specified in the construction documents.
As there is more initial cost certainty and a lesser initial financial risk for
the client, it will be the responsibility of the design team to have a fully
developed and coordinated set of bid documents - because anything that
falls outside of those documents will be subjected to an extra cost to the
Client.
Obviously, this is considered as the best approach when the design schedule allows a sufficient period of time for the engineers, architects and other consultants to survey the site, analyze material selections, design the whole project, and coordinate their work with each other. This enables you to handover the main contractor a fully coordinated set of drawings and reduce the project risks while increasing cost certainty.
